WiseDoor Property Management – Pet Policy

At WiseDoor Property Management, we understand pets are part of the family! We welcome well-behaved, screened pets in many of our rental homes, and we strive to maintain a safe and respectful living environment for everyone in the community.

All Applicants Must Complete a Pet Screening Profile

We’ve partnered with PetScreening.com to help manage pet and animal screenings. This quick and easy process applies to:

  • Households with pets
  • Households with service animals or emotional support animals (ESAs)
  • Households with no pets

Pet Owners

Each pet will be screened through our PetScreening portal and receive a paw score that helps determine eligibility. Depending on your pet’s risk score, a refundable deposit and monthly pet rent may apply. All pet-related terms will be clearly outlined in your lease and follow fair and consistent guidelines.

Service Animals & ESAs

If you have a verified service animal or emotional support animal, rest assured:

  • These animals are not considered pets
  • You will not be charged a pet deposit or pet rent
  • Your request will be handled respectfully and in accordance with Fair Housing laws

You’ll still need to complete the Assistance Animal Profile via PetScreening to document your accommodation.

Breed Restrictions or Local Requirements

Some properties may have restrictions based on HOA rules, insurance guidelines, or local ordinances (such as pet registration or breed limitations). We recommend checking with our team before adopting a new pet or moving in with one.

Pet-Friendly, Fair, and Transparent

Our goal is to support responsible pet ownership while protecting your rental home and your neighbors. We apply our pet policy consistently to ensure all residents are treated fairly.

Pet Screening Profile Types & Fees

All tenants must complete a PetScreening profile as part of the rental application process. There are three types of profiles:

  • Household Pet Profile – $30 (credit/debit) or $25 (ACH) per pet
  • Assistance Animal Profile – $0
  • No Pet / Animal Profile – $0

Profiles are valid for one year. Pet profiles must be renewed annually, and renewal costs are the same as the original fee. Early renewal discounts may apply.

What’s Included in Your Profile

Your PetScreening profile helps keep your pet’s important information in one place. It includes:

  • Vaccination records
  • Microchip info
  • Photos
  • Training and behavior traits
  • Service/Companion animal documentation (if applicable)

You can easily share this info with pet sitters, groomers, veterinarians, or daycare providers.
